Clerestory was founded by Graham Lambert, with over 35 years of direct experience in development and construction. The following project examples are drawn from that career – spanning JV governance, regeneration, residential delivery and innovation.

JV Governance & Board Oversight

New Covent Garden Market

Nine Elms, Wandsworth

Joint Venture delivering the reprovision and rationalisation of the UK’s largest wholesale fruit, vegetable and flower market, set across 57 acres in Nine Elms, Wandsworth. 20 acres of surplus land released for redevelopment, targeting nearly 3,000 additional homes for the area. Trading operations for 200 market tenants maintained throughout.

Role: Board Director of the JV; strategic liaison with New Covent Garden Market Authority and DEFRA.

Challenge: Highly complex decant and construction phasing requiring board-level decisions on sequencing, commercial risk and ongoing business continuity for existing tenants.

Project MoDEL

Greater London

Joint Venture acting as master developer for a major long-term defence estate redevelopment. Over 2,000 residential units with social infrastructure, mixed-use and defence facility elements across multiple phases.

Role: Board Director of the JV. Strategic involvement for the delivery of St Andrew’s Park, Uxbridge and completion/closedown matters on previous phases.

Challenge: Multi-phase land parcel disposal and rationalisation balancing planning and client requirements, partner collaboration, scheme exit strategies and development agreement obligations at strategic level.

Civic & Cultural Regeneration

Cultural Heart of the City

Derby

Redesign and reprovision of a landmark civic and cultural anchor – a strategic masterplan focused on reanimating the city’s central quarter and public square, offering civic, arts and leisure, hospitality, F&B and commercial uses alongside significant public realm enhancement. Associated multi-tenure residential quarter on a separate city-centre site.

Role: Co-executive lead in 50/50 JV.

Challenge: High-profile scheme requiring sustained political and community stakeholder collaboration across and between client, major local employers, higher education, local community and key city partners.

Coventry University Civic Centre Site

City-centre regeneration on a prominent 5-acre site for Coventry University, working toward a master development agreement and planning consent.

Role: Co-executive lead in 50/50 JV

Challenge: Navigating a tripartite collaboration between university, local authority and developer to establish the optimal scheme masterplan – a complex site requiring patience, precision and deep engagement.

Residential & Build to Rent

Castle Park View

Bristol

375-unit Build to Rent scheme on a site jointly-owned by Bristol City Council and Homes England. Developed on behalf of M&G and Abri – at 26 storeys, then Bristol’s tallest building.

Role: Regional Director for Linkcity.

Challenge: A major culvert bisecting the site presented significant engineering constraints. The scheme also required careful alignment between the needs of two public sector landowners, the institutional investor and the housing association – each with their own distinct requirements for the scheme.

The Forum

Birmingham

11-storey, 334-apartment Build to Rent scheme on behalf of Rockspring, representing Birmingham’s first large-scale PRS delivery. Developed on the site of Birmingham’s former ice rink and adjacent to Smithfield Market, Digbeth.

Role: Regional Director for Linkcity.

Challenge: Constrained city-centre delivery with sensitive party wall conditions and complex urban interfaces.

Mixed-Use Delivery

Hallsville Quarter

Newham

Major mixed-use regeneration adjacent to Canning Town station. Phase one consisted of c.200 multi-tenure residential units across four blocks centred on a landscaped podium, a major district energy centre enabling connection to the Borough’s district heating network, 100k sq ft retail including a major superstore, significant basement parking and public realm.

Role: Operations and Contracts Director, Linkcity.

Challenge: Interface between phase 1 delivery and phase 2 development – parallel management of construction completion and handover, investor/operator mobilisation and the forward development programme.

London Road

Barking

Major town centre mixed-use scheme developed on behalf of Aviva and Grainger. 86,000 sq ft superstore with 100 Build to Rent apartments above, basement car parking and new public realm, forming part of the Borough’s wider regeneration strategy.

Role: Operations and Contracts Director, Bouygues Development.

Challenge: Required close coordination to balance the cross-demise elements of the scheme with the needs of the residential and retail tenants, on a tight urban site with significant archaeological constraints.

Innovation & Enterprise

Harlow Innovation Park

Multi-phase STEM and advanced manufacturing estate of approximately 25 acres on behalf of Harlow Council in support of the Council’s Enterprise Zone.

Role: Strategic lead and executive liaison with Harlow Council’s senior leadership team.

Challenge: Master developer role combining direct development and delivery of early phases with strategic oversight of the wider programme and evolving exit strategies on behalf of the Council.
